Noida plans to slash circle rates

NOIDA: The department has decided to reduce circle rates, especially in group housing and commercial categories, as it has failed to achieve the annual target revenue. Senior department officials said they were not able to generate the revenue due to a steep hike in circle rates undertaken earlier.

The target revenue for Gautam Budh Nagar for financial year 2013-14 is Rs 1,536.60 crore. However, till January, the department has only managed to earn Rs 1,083 crore. Officials said that in the past few months the number of properties being registered have gone down due to the steep hike in circle rates. In 2012-13, the department's target was Rs 1,835.30 crore, but it was only able to earn Rs 1,015 crore.

‘Delhi NCR realty to pick-up pace in 2014’

Rupee denominated PE funds key to residential real estate

The woes of the real estate sector are far from over. It will continue to get most of its private equity (PE) funding from funds specifically focused on real estate, especially in residential segment. Sector agnostic private equity funds will invest in residential real estate with caution.  
Jones Lang LaSalle India's Segregated Funds Group closed its first real estate fund in India - Residential Opportunities Fund-I  (ROF-I) - at Rs 160.75 Crore. Like most real estate focused funds, Scheme ROF-I too is registered with SEBI under the new Alternate Investment Funds (AIF) regulations. The fund's focus is to invest in small residential projects in prominent locations across seven - Delhi NCR, Mumbai Metropolitan Region, Bengaluru, Chennai, Kolkata, Hyderabad and Pune.

Real estate prices still high despite weak demand: India Ratings & Research

India Ratings & Research has maintained a negative to stable outlook on the real estate sector for 2014-15 on the back of continued weak end-user demand and adverse consumer sentiments.

Real estate companies have been facing falling unit sales, flat revenue and EBITDA margins and continued deterioration in credit metrics and cash flows, the rating agency said.

Most of real estate companies rated the agency have a stable outlook, as the risks impacting the sector have been factored into their ratings. The entities rated at investment grade are either single commercial properties with long-term lease agreements or residential companies with healthy sales and strong cash flows.

Realty sector may see improvement in next 6 months

Even as the current sentiment remains sluggish, industry experts believe the real estate sector is likely to see some improvement in the next six months when property prices will also witness upward movement.
"As per the stakeholder survey, not just supply and demand for residential property, but price too is expected to witness an upward movement in the next six months," Knight Frank India Chief Economist and Director-Research Samantak Das said in New Delhi.
He was talking to reporters after releasing a report on 'Real estate sentiment index', jointly brought out by FICCI and Knight Frank India, a real estate consultancy.

UP to regulate real estate agents with new law

The Uttar Pradesh (UP) government has decided to enact a new law aimed at regulating real estate agents and ensure better services to home-buyers across the state.Officials said under a new law a property dealer/broker will have to register himself/herself with a government local body and obtain a license number before starting his business.

"The UP urban housing department is busy drafting a new bill to regulate property brokers. Once the draft bill is ready, it will be approved first by the cabinet principally and then passed by legislative assembly to make it a law. The aim of the new law is to bring down rising property fraud cases, and ensure quality services to home-buyers," said a senior UP government official in Lucknow.

New U-turn on Noida expressway

NOIDA: Noida Authority plans to build a U-turn near Safipur village on the Noida expressway to ease traffic congestion. It will also take other measures to streamline peak-hour traffic rush. 

The new U-turn will be built between Sectors 148 and 150 near Safipur village. 

"We will use the existing small underpass near Safipur village to make this new U-turn functional for commuters, who have to face traffic congestion especially during peak hours in the morning and evening. It will open for commuters within the next six months if all goes well," said a senior Noida Authority official.

Noida Development Authority's fund plans bring tears to local industrial units

NOIDA: Noida based industrial units have blasted Noida Development Authority's decision to stash the surplus money for development of industrial areas other than Noida. Criticising the authority's move, local industrialists opined that it would make them pay for the development of industrial estates which has nothing to do with them. India approves setting up of fab units at Yamuna Expressway and Prantij, Gujarat

India has approved the setting up of semiconductor wafer plants, commonly known as fab units, by two consortia costing a total of Rs. 63,410 crores.
India, which wants local production of chips to cut long-term import bills, has renewed a drive to attract investments after a previous attempt failed. The two groups had proposed building plants in India in September.
One of the consortia is made up of Jaiprakash Associates Ltd and TowerJazz and IBM. It plans to set up a plant near New Delhi at a cost of Rs. 34,399 crores, a government statement said on Friday.
The second comprises HSMC Technologies India Private Ltd, Malaysia's Silterra and ST Microelectronics. The group has proposed investment of Rs. 29,013 crores for a plant in the western Gujarat state, the statement said.
The final agreements for the two plants are expected to be signed by August.
